What We Typically Find in New-Build Warranty Inspections

New construction defects don't always look like defects. They look like a clean house that hasn't been lived in long enough to show its problems yet.

Attic ductwork that came loose.

Flex duct gets bumped or was never strapped right during the build. We find sections pulled apart or crushed, cooling air dumping into the attic instead of your bedroom. In an Arizona summer you feel that one fast.

Roof tiles that already moved.

Fast tile installs leave lifted tiles, exposed fasteners, and thin flashing at vents and valleys. Year one is when it shows, and it is the builder's fix if it is documented in time.

Water running toward the house, not away.

Final grading gets rushed. Soil slopes back toward the slab, splash blocks are missing, and the first monsoon sends water where it should not go.

Bath and laundry fans venting into the attic.

The fan runs, but the duct stops short of the roof. Moist air sits in your attic instead of leaving the house. Common, easy to miss, easy to document.

Outlets and breakers wired wrong.

Reversed polarity, a missing GFCI by a sink, an open junction box left in the attic. Small stuff a punch list should have caught and often did not.
