Your builder warranty expires at twelve months. I inspect at eleven so every covered defect gets documented and fixed on their dime, not yours.
The invisible stuff. What you're breathing, drinking, and standing on top of — tested, not assumed.
Radon is invisible, odorless, and the second leading cause of lung cancer. Arizona has it. You don't get to guess on this one.
That musty smell isn't nothing. I test what you're breathing so a health problem doesn't move in with you.

Older homes hide it in places you'd never think to look. Disturb it during a remodel and you've got a serious problem. Know before you cut.
If the home predates 1978, assume it's there until tested otherwise. Especially if there are kids in the picture.
